St. Marys Georgia Homes For Sale - General Information
|
|
St. Marys, Georgia (GA) is located on the very southeastern corner of Camden County with a large portion of the county's population. Neighboring Kingsland, GA is the focal point of growth in Camden County. The I-95 corridor slices through the center of the city of Kingsland and has attributed to the growth. Hotels and fast-food establishments have taken over the real estate adjacent to Exit 3 with Exit's 1 and 6 beginning to see additional growth.
Most of the traffic off exit 3 (Hwy 40) has traditionally headed east towards St. Marys, GA. Much of this is based on the amount of homes and population that are in that general direction. St. Marys is home to a large portion of the population of Camden County and many of the businesses benefit from sitting at the I-95 exits; capturing the tourist and travelers that make a quick stop and also capture the locals as they make their way home.
Over the past couple of years much of the real estate east of I-95 (both commercial and residential) has been developed. Subdivisions like The Lakes by Soncel, Brighton Lakes by W.H. Gross, Osprey Cove and Winding River by Landmar, Sugarmill and the addition of Creekside and Victoria's Land by Baytown Homes, and other real estate developments have been home to much of that easterly heading traffic. These subdivisions lie either in Kingsland and St. Marys with a few others (Cumberland Harbour, Lands End, and Point Peter Landing) located outside of the city limits occupying Camden County real estate.
With the last real estate boom in 2004-2006 developers have started looking to the western side of Kingsland. Although Woodhaven and The Meadows have been an established part of Kingsland for long time The Meadows (now being developed by Regency Homes) has had tremendous growth and continues to have strong new construction home sales.
In addition, Crescent Resources, LLC (parent company of Landmar) purchased nearly 15,000 acres west of Kingsland City Limits and the property is being annexed into the City of Kingsland. The plan for this massive chunk of real estate is to create a very large commercial, industrial and residential development. Keep in mind that 15,000 acres of real estate equates to approximately 23 square miles of land and will cause Kingsland to more than double in size. With the homes that will be built on that property there will surely be a population shift (or at least balance) to the westerly side of Kingsland.
That's not to say that people should look to only buy homes on that side of Kingsland. The existing homes and new development on the other side of Kingsland and into St. Marys are quality homes constructed by excellent builders. The homes on the eastern side of the interstate continue to be convenient to shopping, schools, and entertainment so don't run away from the St. Marys area too fast. |
