Is it beneficial to use a real estate agent when buying a new construction home in the Kingsland, GA or St. Marys, GA real estate markets?
This is a very serious question and has a very serious and beneficial answer to the new home buyer. Many consumers take the “I’ll go it alone” approach when buying a new home. This is very unfortunate considering the way most of the established new home builders operate. If you are looking to buy a new construction home and you walk into the new home builder’s sales office you will get quoted an established price on a new home. This price accounts for the cost of a real estate agent (3-7%) and the real estate sales agent’s commission will NOT be removed if you are “going it alone.” The builder simply makes 3-7% more profit on a new home where the home buyer was unrepresented.
The prudent thing for a new home buyer to do is find a real estate agent (preferably a Realtor) to represent them. The new home price will not change but you (the home buyer) gain the experience, expertise and guidance of a professional real estate agent. It’s like getting free representation to educate you on the new home process and someone that will bolster your confidence as you purchase your new home. In addition, you will be developing a relationship with a professional that will be available to answer real estate related questions for years to come...well beyond the purchase of your new home.

For some reason it has become an established market practice for builders to NOT provide a refrigerator with newly constructed homes. This is a non-negotiable item with the builders (unless you want to pay twice the store price) but depending on the builder's established sales commission (that 3-7% mentioned above) our real estate agents are often willing to buy you a refrigerator from their sales earnings. This only allowed by Royal-Skies, Inc's Corporate policy if you inform them before writing the sales contract on the new home and it is only allowed on homes where the builder's sales commission is at the 6-7% level (there are many homes and builders that match this requirement). |
